General Leasing Questions

How do our rates compare to on-campus housing rates?

When comparing our rates to on-campus rates you must take into consideration many variables, including floor plan layout, square footage, furniture, utilities and community events. Our leasing staff is available to discuss with you how our rates compare to other housing options and validate that our community offers you the best value for your money, as well as a great location and incredible amenities.

 

Can additional furniture be brought into the apartment?

You are welcome to bring additional furniture with you, but don’t forget that all of our apartments are fully furnished. You are welcome to move the furniture around to best suit your preferences, however none of the furniture may be removed from the apartment.

Can I pay my bill with a credit card? Is there an extra charge?

Yes! View your balance, submit electronic check, or pay with a Visa, MasterCard, American Express or Discover from any computer or smartphone. Visit HubMinneapolis.com and click the Resident tab or log in through our convenient resident app. There is no fee for an electronic check, a flat fee of $6.95 for debit cards, and 2.95% fee based on the total charge amount plus $3.50 for any credit card payment.

Do I have a meal plan?

Meal plans are not offered at Hub Minneapolis.

What if I need to cancel my lease?

Leases are legal contracts for the said term. Residents are responsible for the entire term of the lease. We offer lease re-assignments for a $350 fee. Please see a leasing professional for further details.

If I pay in full, do I get a discount?

Hub Minneapolis does not offer discounts for rent paid in full. However, prepayment gives you the peace of mind knowing that your account is in good standing at all times!

Do you allow pets?

Hub Minneapolis is a dog friendly community! Permitted animals must weigh no more than 50 lbs. and aggressive breeds are not permitted. No more than one animal is permitted in a bedroom and no more than two animals are permitted in an apartment.

What do I need to hook up my computer to the internet?

You will need a CAT 5 (Ethernet) cable. We have internet outlets in each bedroom and common area. Your computer must be configured properly for the internet to work. Your computer or device must be registered as an active device with our internet service provider. We also have community-wide WiFi.

How are roommates matched?

Roommates can be matched in a couple different ways – either you tell us who you want to live with, or if you don’t have roommates in mind, we are happy to do the matching for you! We look closely at the information both you and your potential roommates have provided in your application and on your roommate matching card and work to find people that have the same or similar preferences. Although we don’t guarantee a perfect match, you can rest assured that we do our best to find your perfect roommate.

How close to campus are you?

We are located across the street from the University of Minnesota.

How many people live there?

Every year the total number varies just slightly, but we have room for 707 residents.

If I am over 21 do I need a guarantor?

Yes. All leases are required to have a guarantor. If an approved guarantor cannot be obtained, Greystar Management Services, LP will accept a security deposit of one (1) installment.

Is parking available?

We have a limited amount of reserved parking spaces available for lease on a first come, first served basis. The parking garage is climate controlled and has controlled access.

What is the cost?

What size are the beds?

Our beds are full-size.

What types of leases are available?

We offer 12 installment leases.

What utilities are included in my monthly installment?

Our rental package covers high-speed internet, & trash. The resident is responsible for gas, electric, and water.

When can I move in?

Move in date for Fall 2023 is September 1, 2023 at this time.

When do I put down a deposit?

If you do not have an approved guarantor, you must pay a deposit (equivalent to one (1) installment) within 10 days of signing your lease.

When is my first payment due?

Fall 2023 residents will need to pay their first month's installment by August 15, 2023.

Will you send me a bill for each installment?

We do not send any invoices, but for your convenience, you can use our online resident portal to check your balance at any time. However, payment is due at the first of the month and is considered late after 10:00 AM on the 2nd.

What utilities am I responsible for?

Hub Minneapolis residents are responsible for their electric, gas, water, and sewer utilities. We work with a third-party company, Conservice, to bill you the portion of utilities you’re responsible for. There is an additional fee for required processing which will be included along with the charges posted to your resident account each month.
